Calgary's real estate market has been recalibrating throughout 2026, and September's numbers confirm the trend: buyers are gaining more leverage than they've had in years, particularly in the higher-density segments of the market.
With a sales-to-new-listings ratio of 49% and roughly four months of supply available city-wide, the market sits squarely in balanced territory, edging toward buyer-friendly conditions for condos and row homes.
CREB Chief Economist Ann-Marie Lurie noted: "The high-density supply added to the market is resulting in a more significant impact on prices for higher-density homes."
